You have decided to sell your home and you of course want to move it as quickly as possible and get as much out of it as you can. I think that is most people's thoughts when selling their home anyway.
You can find all kinds of advice on this subject on how to make your home look better, appear more spacious, and appeal to more buyers, but we are going to focus on how to identify the things that may discourage potential buyers. You need to first identify the red flags in order to fix them.
First you need to realize you are selling this home and it will no longer be yours so what people think of its current decorating scheme and other aspects of your home should not matter. Have everyone in your family walk around the home and write down what they do not like about it and what they would change if they could. Then have them write down what they like. An added benefit of this is you may discover some options or designs that you were unaware that others in your family would like to see in your future home.
If you can't take constructive criticism the next step may be tough but you need to ask friends, family, and neighbors to do the same thing. Ask them to write down the pro's and con's of your home as well as what they like and dislike. Then take a look at what was wrote and evaluate what you can change or overcome when it comes to drawbacks.
Little problems not only add up, but they may lead to the conclusion that there are bigger problems that aren't easily observed. Any small home repairs that need done should be fixed before the home goes on the market. And of course while your home is being shown you will want to keep it as clean and picked up as possible.
Don't forget the temperature of your home either. If you are showing the home in the summer make sure it is cool when they walk in, the same in the winter make sure it is warm and inviting!!
Subtle potpourri and air fresheners will also give the perception of a clean well kept home. If your home is going to be shown the next day fried fish and onion rings probably shouldn't be on the menu!! But the smell of freshly baked cookies could be a plus!!
A few other tips to consider is to make sure your home appears as spacious as possible. That may mean storing extra furniture and personal items. If your clothes closets are stuffed to the brim you may be giving the impression that there is not enough closet space.
The same for your kitchen cupboards and drawers. When potential buyers are looking at your home they are imagining their own possessions fitting in these same spaces. If your kitchen looks like it lacks in storage that is what they will perceive, even if it is really quite spacious and you have an overabundance of kitchen items.
One key thing to remember is people while they will be looking at your own decorating scheme and furniture they are trying to imagine their own decorating ideas and personal items in the rooms. They will want to be able to move in without having to change a lot of things right from the start. So while your daughter loves that hot pink paint in her bedroom someone else may not. A more neutral shade will appeal to more people and of course a fresh coat of paint always leaves a good impression.
If you're thinking about remodeling the kitchen, bathroom or some other room in the house this summer, you're in good company. Industry experts are predicting this year will be one of the busiest on record for remodeling.
If you're like most Americans, you plan to remain in your current home when you retire. You may already be thinking about making changes to alter your home so it better suits your future lifestyle.
Perhaps you want to enlarge the kitchen to make it more of a social
area for cooking and entertaining, turn the family room into a home
entertainment center, or convert an extra bedroom into a home office or
fitness or hobby room. Whatever your plans, don't overlook the changes
that will increase functionality throughout the house. Even if you
don't have any major remodeling projects in mind, a few simple
alterations can pay big dividends by making daily chores much easier.
And, if you do decide to sell later, these changes can add to the value
of your home.
If you long to give your home that sought after "curb appeal" this spring or summer, consider starting with your front entrance.
"Your front entrance is so important when making that 'first impression,' because it's really the 'face' of your home," says Lou Manfredini, Ace Hardware's "Helpful Hardware Man" and home improvement expert. "It's smart to keep the entryway in top shape whether you're selling your house or staying in it for years to come."
Spring has sprung and 'tis the season for homeowners to put up "for sale" signs in their yard. If you want to add curb appeal to your home in time for selling season, a few simple touches can make a powerful impact in the eyes of potential buyers. But not to worry -- these quick projects are easy -- and affordable -- to tackle before putting your home on the market.
